We reside overseas, and were joint owners of a Berkeley built 1 bed flat in N4, which we had decided to sell in 2021, with the benefit of the Stamp Duty relief as a sales inducement, and before the possibility of a property market realignment developing due to Covid. We selected BennettMason after some research, due to their office location close to our property, and to ensure that all communications with us would be effective via email, WhatsApp and occasional phone calls. The confirmation of a Sales Agreement was quickly arranged in April, and within 2 weeks BennettMason's Director Alex Defries had found a potential buyer, and Sale Price was agreed with considerable input and help from Alex as the intermediary. There was a strict condition from the Buyer; the sale had to be completed by 30th June, when the Stamp Duty relief would end, otherwise the sale was off. During the following weeks there were many issues and challenges to get this Exchange of Contract and Completion done before end June. These included: this Leasehold property needing a Management Pack from a new Managing Agent just assigned in February, and no recent service charge for the same reason, a Local Authority that could not perform searches due to a severe system hack, a Deed of Covenant required for the change of Lease Agreement, a plumbing leak that was found during an inspection, and needed an urgent repair, TWO Bank holidays in May, and finally the need for original signed documents to be transferred from overseas to UK solicitors offices Nevertheless with a constant effort and push from all sides, the Completion was achieved on 18 June, with a clear 8 working days before 30th June. There is no doubt that without help and support from Alex Defries, the process to Completion would have been delayed and possibly not achieved in the time frame demanded. We would unreservedly recommend BennettMason and Alex Defries to provide all possible support in achieving any property action, as he has proved his capability in our case.
